My Building Science degree and construction background help me see how a home works, beyond how it photographs. Over six years in short-term rentals, I’ve managed more than 500 properties and personally set up more than 200 listings.
I’ve led a 77-person team and spearheaded two mergers and acquisitions in less than one year. That experience taught me to spot gaps, build practical systems, and follow through until the pieces work together.

Do I need a live listing?+
No. Send property photos, draft materials, and your goals. I’ll explain what to emphasize when building your listing, including photos, amenities, descriptions, and accurate expectations.
Who needs to be at the property?+
You or your property manager can join from the home. Have reliable Wi-Fi and access to the rooms and guest amenities so we can walk through them together.
Is there a time limit?+
No. The walkthrough has no time limit. The calendar reserves a scheduling block; it is not a limit on the consultation. We’ll work through your property and questions together.
When do I receive my plan?+
Your general analysis and prioritized written action plan are provided immediately after the call. You also receive your consultation recording with your consent.
What does the consultation cost?+
The first three booked consultations are $297 per property. The standard rate afterward is $500. Contact Jessie before checkout to confirm introductory availability and any discount instructions. This is a one-time service, not a subscription.
What if my plans change?+
Customer cancellations are nonrefundable except where required by law. Your payment can be applied toward a rescheduled consultation for the same property. Please give at least 24 hours’ notice when possible. If Simply Well Done cannot provide the service or agree on a replacement date, unprovided services may be refunded.
Can you guarantee higher ROI or five-star reviews?+
No. Recommendations aim to improve the guest experience and help you make informed spending decisions. Revenue, review scores, bookings, refunds, and platform ranking cannot be guaranteed. This virtual consultation does not replace an on-site safety or code inspection.
