BEFORE THE FIRST CHECK-IN

First Airbnb Guest Checklist: A Room-by-Room Rehearsal

The first guest should not have to discover how your home works on your behalf. Use this checklist as a rehearsal of an actual stay, with the full advertised guest count in mind.

Start at the parking space

  • Follow the directions without relying on your own knowledge of the area.
  • Confirm parking instructions describe the correct space and any limits.
  • Test the path to the door after dark and resolve visibility or access issues.
  • Use the guest entry method, including the exact code or key instructions.
  • Confirm guests know who to contact if entry does not work.

Ask a friend to read your arrival message on a phone. If they need an extra explanation at the gate, add that explanation before sending the message to guests.

Walk the bedrooms and bathrooms

  • Check each advertised bed, its actual size, bedding, and accessible sleeping space.
  • Count towels against occupancy and your intended replacement routine.
  • Leave usable space for bags, toiletries, and clothes.
  • Try bedside lighting, outlets, curtains, doors, and bathroom fixtures.
  • Confirm toiletries and paper supplies are present and easy to find.

Spare linens in a locked owner closet are useful for your team, but they do not help a guest who needs a towel at night. Decide what is guest-accessible and make the location clear.

Set the table for the full group

  • Count forks, spoons, knives, plates, bowls, mugs, and glasses.
  • Check that the dining setup works for the occupancy you advertise.
  • Prepare a simple meal using the supplied cookware and utensils.
  • Test the coffee setup, including filters or pods if those are required.
  • Provide a clear location for waste and appropriate cleaning basics.

For example, a home that sleeps six but has four usable forks needs an inventory correction before a welcome gift. A complete everyday setup is often more useful than another decorative item.

Test the promises in the listing

  • Connect to Wi-Fi using only the guest instructions.
  • Try the television and remote as a new visitor.
  • Confirm access instructions for advertised amenities.
  • Describe shared or seasonal facilities accurately.
  • Compare the live photos, bed count, amenity list, and written description with the home.

Airbnb’s amenity guidance explains the importance of an accurate inventory. If something is temporarily unavailable, follow the platform’s current process and communicate the issue clearly.

Hand the home to the next person, not just the first guest

Give your cleaner a checklist that distinguishes cleaning from restocking and functional checks. Record who checks supply quantities, who tests entry, and who reports damage or missing items. Leave enough replacement stock for the turnover process you actually use.

Arrange qualified on-site help for safety, code, and specialist equipment matters. This guest-readiness list is not a safety inspection. Finish with a dated punch list and have someone verify the completed items rather than treating a purchase receipt as proof that the problem is solved.

A FEW GOOD QUESTIONS

Common questions

Should I stay in the home before the first booking?

A rehearsal stay can uncover gaps in arrival, cooking, storage, lighting, and instructions. Ask an unfamiliar visitor to test it too, because owners often know workarounds that guests do not.

Is there a printable owner checklist?

Yes. The free Ready-to-List Checklist is available through the email signup on the homepage, with a backup PDF download on the confirmation screen.

Does completing a checklist guarantee a five-star first review?

No. It helps identify preventable gaps, but each guest’s experience and review remain their own.

YOUR HOME. A FRESH SET OF EYES.

A checklist starts the conversation.

A personal walkthrough helps you apply it to your actual rooms, occupancy, listing, and guest expectations.
