What a property and listing review covers
The review looks at the stay as a connected experience: finding the home, getting inside, using the rooms, locating everyday supplies, enjoying advertised amenities, and understanding what to expect.
Examples include whether the dining setup fits the advertised occupancy, whether towels are accessible, whether a guest can follow the entry instructions after dark, and whether photos accurately explain the home. The conversation also considers furnishing choices, durability, maintenance, and where additional spending might be useful.
This is a review of the property and its presentation, not a guest review posted on a booking platform. It does not provide a public star rating for your listing.
Before the call: help Jessie get familiar
Send your listing link, photos or draft materials, arrival instructions, intended guest capacity, recent guest feedback, and the questions you want answered. If you do not have a live listing, that is fine. The review can focus on how to present the home accurately when you build it.
Identify any known limitations ahead of time, such as shared amenities, seasonal access, unusual room layouts, or maintenance concerns. Remove unnecessary private guest details from materials you share.
During the call: walk through the real home
You or your property manager joins by video from the property. Have a charged phone, reliable connection, and access to the rooms and guest amenities. Start where a guest arrives and move through the home together.
Jessie provides on-the-spot feedback and asks practical questions about capacity, supplies, instructions, and the listing. There is no time limit on the walkthrough. The calendar’s scheduling block does not define a limit on the consultation.
A virtual call can reveal visible gaps and confusing routines. It cannot assess everything behind a wall, test every system, or replace a qualified on-site inspection.
After the call: a clear order of work
You receive a general analysis and prioritized written action plan immediately after the call, plus a recording with your consent. The plan helps you decide what needs attention first rather than leaving you with an undifferentiated shopping list.
For example, missing basics and inaccurate amenity claims deserve a different response from an optional decorative update. You remain responsible for deciding on and completing the work, arranging qualified trades where needed, and keeping the listing current.
The experience behind the advice
As a short-term rental owner and designer, Jessie understands creating a home that reflects your personal style while working well for guests. Her approach connects thoughtful design, strong organization, familiarity with booking sites and traveler trends, and clear listing presentation.
Jessie brings a Building Science degree, a construction background, six years of short-term rental experience, more than 500 properties managed, and more than 200 listings personally set up. That combination supports a practical view of the home, its operating routines, and the guest experience.
Simply Well Done emphasizes simple choices, durable furnishings, ease of maintenance, and accurate expectations. The consultation is independent of Airbnb and Vrbo. It does not promise a particular review score, ranking, booking result, refund reduction, or ROI.
Price and next steps
The first three booked consultations are $297 per property. The standard rate afterward is $500. This is a one-time service and one-time fee. Confirm introductory availability with Jessie before completing checkout; the calendar may display the standard rate.
Use the existing consultation booking flow to choose a time and review the price and terms. If you are still preparing, start with the launch guide or the free owner checklist.
A FEW GOOD QUESTIONS
Common questions
Can my property manager attend instead of me?
Yes. You or your property manager can join from the property and walk through the home by video. Make sure the person attending can access the guest spaces and answer operational questions.
Can you help if the listing is not built yet?
Yes. Share photos, plans, draft materials, and your goals. Jessie can explain what to focus on when building the listing, including amenities, photos, instructions, and accurate expectations.
Is this ongoing property management?
No. This is a one-time consultation for one property, with an advance materials review, a live walkthrough, immediate general analysis and action plan, and a recording with consent.
Is the walkthrough an inspection or a guarantee?
No. It does not replace a safety, structural, code, or specialist equipment inspection. Recommendations and financial or review outcomes cannot be guaranteed.
