START WITH A PLAN

How to Start an Airbnb: A Practical Owner Guide

Start with the stay you can reliably deliver, then build the listing around it. A beautiful property needs working routines, clear expectations, and everyday essentials before it needs another decorative purchase.

Define the guest and the stay

Write a short brief before shopping: who is the home for, what will they do there, and what will make their stay easier? A family gathering, a couple’s weekend, and a work trip place different demands on the same rooms.

Use that brief to test your capacity. If a home sleeps eight, walk through an eight-person dinner, an eight-person shower routine, and eight suitcases arriving together. Bed count alone does not tell you whether the property will feel comfortable. See the first-guest checklist for a room-by-room pass.

Resolve permission and responsibility before launch

Check current requirements with the relevant local authorities, property association, insurer, and any lender or landlord involved. Ask who handles permits, taxes, occupancy limits, and any property-specific restrictions. Requirements differ by location and property, so a generic checklist cannot establish that your home is legally ready.

Assign a person to guest messages, cleaning coordination, restocking, and urgent maintenance. A job without an owner tends to become a guest problem. Put contact information and a backup plan somewhere your team can actually access.

Furnish for use, cleaning, and replacement

Walk each room with a simple question: can a guest use this comfortably without calling me? Put a lamp near the bed, leave room for luggage, and choose furnishings your turnover team can clean without a special project.

Build an inventory by room. Record quantities, dimensions, replacement details, and where spare stock lives. A visually similar replacement is easier to source when you know the size and material of the original item. Use the setup-cost worksheet before approving purchases.

Build the operating system, then the listing

Create an arrival message, a turnover checklist, an inventory check, and a maintenance escalation plan. Test the entry instructions from outside the home with your own key put away. Ask someone unfamiliar with the property to follow the instructions without coaching.

Photograph the home as guests will receive it. Explain the actual sleeping arrangements, shared spaces, parking, stairs, and any amenity limitations. Clear details help a guest decide whether the home fits their trip. Airbnb’s host ground rules cover listing accuracy and other basic hosting responsibilities.

Run a rehearsal before opening the calendar

Arrive after dark, park, carry a bag inside, connect to Wi-Fi, make a meal, take a shower, and try the sleeping spaces. Note every moment that requires a workaround. Keep a punch list with a responsible person, a next action, and a completion check.

Prioritize problems that affect access, basic function, or a promise in the listing. Then address convenience and optional touches. The goal is a dependable stay, not a property that is endlessly waiting for one more purchase.

A FEW GOOD QUESTIONS

Common questions

Do I need to buy every amenity before listing?

Start with the essentials, functional rooms, and everything you intend to advertise. Add optional amenities when they fit your target guest and you can maintain them reliably.

Can I prepare a listing before furnishing is complete?

You can draft descriptions and an inventory while preparing the home. Use current, representative photos and only promise features that will be available for the stay.

What should I send for a pre-launch consultation?

Send property photos or draft listing materials, your intended guest capacity, arrival instructions, and your questions. A published listing is not required.
